Mission Statement

Proud Ground is a nonprofit organization that provides affordable homeownership opportunities for people who work and live in our community. Working with community partners, lenders, builders and others, Proud Ground prepares families and individuals for homeownership; helps them purchase existing homes; builds new affordable homes; offers homeowners tools to be successful; and manages transactions to keep homes affordable for generations to come.

Impact Statement
Since 1999, Proud Ground has created 111 new homeowners (122 projected new homeowners by year-end).
  • The median sales price of a Proud Ground home in 2009 is $150,000; the median sales price of a market-rate home in Portland, year-to-date, is $250,000.
  • The median sales price of a Proud Ground home upon resale is $126,000.
  • The median household income of Proud Ground homeowners is $31,973 / 57% MFI.
Background Statement

Proud Ground has successfully served low/moderate-income first-time homebuyers for a decade. We welcomed our 100th homeowner in 2008, and we added the 100th home to our portfolio in 2009.

  • Investment retention: Proud Ground's model incorporates a shared-appreciation resale formula. At resale, our homeowners are entitled to 25% of a home's increase in value, plus whatever has been paid into the down payment and the mortgage principal. The remainder of the home's increase in value essentially stays with the home, ensuring its ongoing affordability.
  • Investment growth: To date, we have administered $6.6 million in subsidy to buy down the purchase price of 100 homes. To make those same homes affordable today would require approximately $10 million in subsidy.
  • Homeowners build stability and equity: On average, a Proud Ground homeowner of 5+ years would earn $25,000 at resale, plus their down payment and mortgage principal. (note: based on our resale formula and March '09 zillow.com estimates; not based on actual resales.).
  • Serving a diverse community: 41% of Proud Ground head of households identify as a minority; 51% of homeowners are families of color.
