AHP continues to provide affordable housing options to the owner occupants and or renters in the communities we are working in. We will continue to look in the hard hit areas and communities that have suffered from their demographic and geographical limitations.
Our programs
What are the organization's current programs, how do they measure success, and who do the programs serve?
NCST
National Community Stabilization Trust is a national non for profit that sells homes direct to other non profits for the purpose or rehabbing and reselling those assets to first time homebuyers, first responders, and veterans that are at or below market AMI.
Fannie Mae First Look
AHP purchases homes thru the Fannie Mae First Look program. This program provides priority access to first time homebuyers and select non profits.
Freddie Mac First Look
Freddie Mac offers homebuyers and select non-profits an exclusive opportunity to purchase Home Steps homes prior to competition from investors through the Freddie Mac First Look Initiative program. This on-going initiative offers owner occupant homebuyers, Neighborhood Stabilization (NSP) grantees and non-profits engaged in community stabilization efforts the ability to purchase HomeSteps homes during their initial 15 days of listing without competition from investors. The initiative supports Freddie Mac’s mission to stabilize communities and support housing recovery through the creation of affordable home-ownership opportunities.

What is the organization aiming to accomplish?
Our mission and corporate charter is to eliminate community blight and provide safe and affordable housing to owner occupants and renters across the country. We are specifically equipped to purchase assets that are located in hard hit areas from crime and low income statistics and we are able to purchase, rehab and place owners or tenants in these homes.
What are the organization's key strategies for making this happen?
We purchase these assets using multiple funding sources that enable us to take virtually any property and rehab and make it purchase or rent ready.
We utilize the latest construction materials and technology to upgrade these homes for their energy efficiency and more importantly monthly and yearly upkeep and maintenance providing the owners or renters with a true turn key asset to raise their family in.
What are the organization's capabilities for doing this?
AHP employs the latest techniques and products in all of its renovation and sales services.
We also use multiple title and funding sources to ensure we are getting the best priced services for our homeowners. These savings and costs are then passed along to the homeowners and increase the reserves to operate in more areas.
Thru our networks we are able to utilize the best and brightest realtors in the areas we operate in. This ensures the homes are rehabbed correctly and market times are pushed to the shortest time possible.
What have they accomplished so far and what's next?
AHP continues to monitor the housing markets it operates in and will continue to make strides to expand our operations thru the end of 2018-2019 with the model we have used since our inception in regard to buy, rehab and resell to owner occupants.
AHP is also making a fiscal move into the buy/hold housing arena for renters in our markets and will be looking to expand the portfolio thru 2019 and beyond.
